GateHouse Supplies (gatehousesupplies.com) is a division of DuBois Industries, Inc., a California corporation ("GateHouse," "we," "us," or "our"). These Terms and Conditions ("Terms") govern your access to and use of this website and all purchases made through it.
By accessing this website, creating an account, or placing an order, you agree to be bound by these Terms and by our Privacy Policy, which is incorporated here by reference. If you do not agree, do not use this site or place an order.
1. Eligibility and Your Account
You must be at least 18 years of age and able to form a binding contract to purchase from this site. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify us immediately at parts@gatehousesupplies.com if you believe your account has been used without your authorization.
2. Orders, Order Acceptance, and Cancellation
All orders are offers to purchase and are subject to our acceptance. An order confirmation email or an authorization on your payment method does not constitute acceptance of your order. Your order is accepted only when we ship the products to you.
We reserve the right, at our sole discretion and at any time before shipment, to:
- Refuse, limit, or cancel any order, in whole or in part;
- Limit quantities purchased per person, per household, or per order;
- Decline orders that appear to be placed by dealers, resellers, or distributors where restricted;
- Cancel orders we reasonably believe to be fraudulent, or that fail address or payment verification;
- Correct errors in pricing, product descriptions, availability, or specifications.
If we cancel an order after charging your payment method, we will issue a full refund to the original payment method.
3. Pricing, Typographical Errors, and Price Changes
All prices are in U.S. dollars and are subject to change without notice.
Typographical errors. If a product is mistakenly listed at an incorrect price, we reserve the right to refuse or cancel any order placed for that product at the incorrect price, whether or not the order has been confirmed and your payment method charged. If your payment method has already been charged and the order is canceled, we will issue a full credit in the amount of the incorrect price.
Post-order price adjustments. Industry prices change rapidly based on material and supplier costs. While we make every effort to keep pricing current, we reserve the right to adjust the price of an item after the sale if our supplier cost increases before the item ships. If this occurs, we will notify you of the increase, and you may either approve the additional charge or cancel the order for a full refund. We will not charge the increased amount without your approval.
4. Payment, Sales Tax, and Duties
We accept the payment methods displayed at checkout. By submitting payment information, you represent that you are authorized to use the payment method and authorize us to charge the full order amount, including shipping and applicable taxes.
Sales and use tax. We collect sales tax where we are required to do so. Where sales tax is not charged on your order, it is your responsibility as the purchaser to comply with all state and local laws regarding the reporting of purchases and the payment of any sales or use tax, tariffs, and customs fees that may be due.
Tax-exempt purchasers. If you claim exempt status, you are responsible for providing valid documentation and for the proper reporting of the purchase and payment of any taxes or fees ultimately determined to be due.
International orders. Where we ship outside the United States, you are the importer of record and are responsible for all duties, tariffs, customs fees, brokerage charges, and compliance with the import laws of the destination country. These charges are not included in your order total and are not refundable.
5. Shipping and Delivery
Shipping cutoff: 2:00 PM Pacific Time, Monday through Friday. Orders placed after the cutoff are processed the next business day.
Availability and shipment timing
"In Stock" status on this website follows the Google Shopping definition: we are accepting orders for the product and can fulfill the purchase request. It does not guarantee that the item will leave our warehouse immediately. Some items are brought in from the manufacturer's warehouse before shipping.
If you order with an express shipping method and we determine that an item will ship materially later than the timeframe shown at checkout, we will notify you of the revised date, and you may cancel the order for a full refund at any time before it ships.
USPS shipments
USPS shipments travel without insurance and at your own risk. If you select a USPS (U.S. Mail) shipping option, you accept liability for loss or damage to the package in transit. We do not guarantee transit or delivery times for USPS and do not issue refunds for USPS delays. We are not responsible for mail lost or damaged by the U.S. Postal Service. We strongly recommend FedEx for any order you cannot afford to lose.
UPS shipments
- UPS shipments include UPS standard carrier liability of up to $100 per package. This is a liability limit, not insurance. Higher declared value is available on request before shipment, for an additional fee.
- UPS delivers Monday through Friday. A next-day air order placed on Friday will not be delivered until Monday. Saturday delivery is available at a substantially higher rate and requires you to call our office for special processing.
- Note FedEx holiday schedules, which we do not control.
Address correction fee: UPS bills us a correction charge for incorrect or incomplete addresses. We pass this through as an additional $24.00 charge to your order. Please verify your shipping address carefully at checkout.
Risk of loss
Title and risk of loss pass to you when we deliver the products to the carrier.
6. Freight and Truck (LTL) Shipments
Large items shipped by truck are subject to a final quote from the trucking company. This may change the estimated shipping cost shown at checkout. We will contact you before shipping to advise of any price change. Larger orders can often ship for less than originally quoted.
Trucking companies frequently add charges for rural or residential delivery, limited access locations, lift-gate service, inside delivery, delivery appointments, redelivery, and storage. You are responsible for any such accessorial charges assessed by the carrier.
Freight damage — you must inspect before you sign. Once you sign a clean delivery receipt, the carrier is released from liability and a damage claim generally cannot be filed. On every truck delivery:
- Inspect the shipment, including the pallet and packaging, before signing anything.
- Note any damage, crushing, tears, or shortage directly on the delivery receipt or bill of lading before you sign, and get the driver's signature on that notation.
- Refuse delivery of any item that is visibly destroyed.
- Photograph the packaging and the product before and during unpacking.
- Report concealed damage to us within 48 hours of delivery, with photographs.
We cannot assist with freight claims on shipments accepted with a clean delivery receipt.
7. Damaged, Defective, or Incorrect Items
Inspect your order promptly on arrival. Report any shortage, incorrect item, or shipping damage to us within 5 business days of delivery (48 hours for concealed freight damage, per Section 6), by phone at 866-965-5599 or by email at parts@gatehousesupplies.com, with your order number and photographs.
If we shipped the wrong item or the item arrived defective, we will arrange a replacement or refund at no shipping cost to you. Claims reported outside these windows are handled under the manufacturer's warranty process in Section 9.
8. Returns
See also our Returns and Exchanges page. In the event of any conflict, these Terms control.
Return window and condition
- Returns are accepted within 30 days of delivery, with proof of purchase.
- Items must be complete, unused, uninstalled, and in their original undamaged packaging with all manuals, hardware, and accessories.
- An RMA number is required. Request one through our Returns and Exchanges page. No returns are accepted without an RMA number. Write the RMA number on the form and include it with the returned products.
- RMA numbers are valid for 15 days from issue. Returns received after that date may be refused.
- No C.O.D. returns are accepted.
Non-returnable items
The following are not returnable under any circumstances, as they are ordered specifically for you or are non-restockable once sold:
- Motors and motor units
- Gate operators and garage door operators of any type
- Telephone entry and phone systems
- Circuit boards and controllers
- Special-order and custom-order items
- All DoorBird products, which are special order and cannot be canceled once the order is placed
Defective items in these categories are handled through the manufacturer's warranty process described in Section 9.
Return costs and refunds
- You are responsible for all return shipping charges.
- A 20% restocking fee applies to returned items.
- Original outbound shipping charges are not refundable.
- For your protection, return items with tracking or proof of delivery. We are not responsible for returns lost in transit to us.
- Once your return is received and approved, a refund is issued to the same payment method used on the original order, typically within 5 to 10 business days.
9. Exchanges and Manufacturer Warranty
Exchanges are accepted within 30 days of delivery, with proof of purchase, on the same conditions as returns above. Items must be complete and in their original undamaged packaging; you are responsible for shipping charges both ways, and an RMA number is required. Restocking fees are usually waived on exchanges. We do not accept exchanges on custom or special orders, circuit boards, gate operators, or garage door motor units.
Once the returned product is received, the exchange is processed and any balance owed or refund due is applied to the original payment method.
Warranty exchanges. All parts and equipment sold are new unless specifically stated otherwise in the product description. Most products carry a one-year warranty from the manufacturer. We extend the manufacturer's warranty on the products we sell: if a product is defective and returned to us, we submit the claim on your behalf. The decision to repair, exchange, or deny a warranty claim is made by the manufacturer, not by GateHouse. Please follow the exchange procedure above for all warranty returns.
10. Installation, Safety, and Professional Use
All parts, equipment, and operators sold on this site are to be installed and serviced by trained, authorized technicians.
We sell components, parts, and equipment. We do not sell installation services through this website and we do not design, specify, or certify any gate or door system.
Automated gate and door systems are powerful machinery capable of causing serious injury or death. Correct installation is not optional. You acknowledge and agree that:
- The installer is solely responsible for compliance with UL 325, ASTM F2200, applicable building and electrical codes, and all state and local requirements.
- The installer is solely responsible for selecting, installing, testing, and maintaining all required entrapment protection devices, including photo eyes, safety edges, and warning signage.
- The installer is solely responsible for confirming that a part is correct and compatible for the specific system, operator model, and application before installation.
- The installer is solely responsible for evaluating the condition of the existing gate, hardware, and site before installing any operator or component.
- We are not responsible for injury, death, property damage, or code violations arising from improper installation, incorrect part selection, missing safety devices, or unauthorized modification.
Do not purchase from this site if you are not qualified to install the equipment safely and in compliance with applicable standards.
11. Product Information, Compatibility, and Replacement Parts
We work to keep product descriptions, specifications, diagrams, part numbers, and cross-references accurate, but we do not warrant that this information is complete, current, or error-free. Manufacturers change part numbers, supersede parts, and revise specifications without notice.
Product images are representative. The item you receive may differ in appearance from the image, including where a manufacturer has superseded a part.
Where a product is described as compatible with, a replacement for, or fitting a particular manufacturer's equipment, that description is provided to assist identification. It remains your responsibility to verify fitment and compatibility before ordering and before installation. When in doubt, call us at 866-965-5599 before you buy.
Except where a product listing expressly identifies an item as an OEM part, parts may be OEM, OEM-equivalent, or aftermarket. Aftermarket parts are not manufactured, endorsed, or warranted by the original equipment manufacturer, and their use may affect the equipment manufacturer's warranty.

No waiver. Our failure to insist upon or enforce strict performance of any provision of these Terms shall not be construed as a waiver of any provision or right. Neither the course of conduct between the parties nor trade practice shall act to modify any of these Terms.
Assignment. GateHouse may assign its rights and duties under these Terms to any party at any time without notice to you. You may not assign these Terms without our prior written consent.
Notice. GateHouse may deliver notice to you by email, by a general notice on the site, or by any other reliable method using the contact information you have provided to us.
22. Privacy
Our collection and use of personal information is described in our Privacy Policy, which forms part of these Terms. California residents have additional rights under the California Consumer Privacy Act, as amended by the CPRA, which are described in that policy.
